Site Manager (Residential)

Kildare Town

€90-110k + Car/Allowance

Required for a well-established residential developer undertaking 50+ Units in Kildare Townwith further sites in Carlow coming on board.

Timber frame experinence would be ideal.

Role

Lead and manage the full lifecycle of a residential housing project
Ensure delivery is on schedule, within budget, and meets quality, safety, and regulatory standards.

Key Responsibilities

Oversee daily site operations, including subcontractors, direct labour, and materials coordination.
Implement quality assurance and conduct regular site inspections
Enforce Health & Safety regulations, hold toolbox talks, and ensure compliance with RAMS.
Maintain site diaries, reports, lookahead schedules, and all necessary documentation (including BCAR files where required).
Liaise with project managers, engineers, architects, local authorities, and utility providers.
Monitor budget performance, assist quantity surveyors, and manage risk strategies
Lead and motivate site team and subcontractors toward program milestones.

Required Qualifications & Experience

5+ years’ proven experience in site management, particularly on residential developments (housing, duplexes, apartments).
Knowledge and application of Irish Building Regulations, certification standards (e.g., BCAR), and Safety requirements
trade qualifications/Degree or Higher Diploma in Construction or re or equivalent hands-on experience.
